
On October 9, Mitsubishi Estate has officially opened Logicross Hai Phong, its second Logicross project in Vietnam and the largest modern logistics hub in the country’s northern region. The development follows the success of Logicross Nam Thuan in the South, marking another step in the company’s long-term commitment to Vietnam’s logistics infrastructure.
A milestone for northern Vietnam’s logistics sector
The opening ceremony, held at Nam Dinh Vu Industrial Park in Hai Phong, brought together nearly 50 guests, including business partners and potential clients.
Mr. Takashi Kagamoto, General Director of Mitsubishi Estate Vietnam, highlighted the significance of the new facility in enhancing supply chain resilience and sustainability across the Northern Economic Region. “The facility was built with a design that maximizes its resilience and adaptability to the increasing risks of natural disasters in recent years, thereby ensuring peace of mind and trust for our customers,” Mr. Kagamoto said.
The launch underscores Mitsubishi Estate Group’s broader vision of delivering international-standard facilities that meet the evolving needs of Vietnam’s fast-growing economy.
FDI momentum driving logistics growth
Vietnam continues to strengthen its position as a regional investment hub. In the first half of 2025, registered FDI reached $21.5 billion, up 32.6% year-on-year – the highest level since 2009. Northern Vietnam accounted for more than half of this inflow, driven by manufacturing and high-tech industries.
Hai Phong has been a key contributor to this growth. In the first eight months of 2025, the city attracted nearly $1.2 billion in newly registered FDI, ranking third nationwide after Bac Ninh and Ho Chi Minh City. Including adjusted capital, Hai Phong now has a cumulative registered FDI of $33.8 billion across more than 1,020 active projects.
With its recent approval as a Free Trade Zone offering tax and land incentives, Hai Phong is expected to further solidify its position as northern Vietnam’s logistics gateway and one of the country’s leading FDI destinations.

Logicross Hai Phong spans a gross floor area (GFA) of 88,300 m², including 85,700 m² of ready-built warehouse space across two independent blocks. It offers flexible layouts and can operate as both a bonded warehouse and an export processing enterprise (EPE) warehouse, supporting cross-border logistics.
The warehouse’s clear height of 10.5 m, column spacing of 10 x 27.6 m, and floor loading capacity of 3 tons/m² are designed to maximize storage efficiency and heavy-duty use. Safety and energy efficiency are enhanced by 150 lux LED lighting and ESFR sprinkler systems that meet Vietnamese standards.

Situated in Nam Dinh Vu Industrial Park, Logicross Hai Phong is strategically positioned: 4 km from Nam Dinh Vu Port, 10 km from Hai Phong Port, 18 km from Lach Huyen deep-sea port, and 19 km from the city center.

The facility features motion-sensor LED lighting, eco-friendly materials, and ample natural daylight to reduce operating costs and environmental impact.
An average power supply capacity of 25 VA/m² ensures operational reliability, while one-way internal roads, dedicated truck lots, and 480 motorbike spaces enhance on-site safety and efficiency.
