Nam Long & Japanese partners co-create evolving landscape of integrated townships

Vibrant townships such as Akari City, Mizuki Park, Waterpoint and others in and around Ho Chi Minh City are the result of a joint co-creation process between Nam Long and its collaborators from Japan.

Nam Long and two Japanese partners - Hankyu Hanshin Properties and Nishi-Nippon Railroad - held the Akari Project Successful Closure Celebration on September 24. All 3,500 units at Akari City were fully absorbed by the market, achieving a 100 per cent absorption rate with 97 per cent of households having already received their ownership certificates.

“Over 3,500 products absorbed by the market, well-lit windows, and a thriving community have defined the success of Akari City, marking a significant milestone in the strategic partnership between Nam Long and our Japanese partners,” said Mr. Ng Joo Tong, CEO of Nam Long Land. “This success forms a solid foundation for us to continue co-creating integrated, future-ready, and vibrant townships for a booming Vietnam.”

The Vietnam - Japan partnership at Nam Long began in 2015, when Hankyu Hanshin Properties and Nishi-Nippon Railroad joined hands in developing the group’s first residential projects. Over a decade of partnership, the scope of cooperation has expanded into multi-hundred-hectare integrated townships. In 2025, Tokyu Corporation joined as the next Japanese strategic partner to accompany Nam Long in building livable townships. All three Japanese partners bring over 100 years of expertise in developing integrated townships, infrastructure, advanced technologies, modern urban planning, and a mature operational ecosystem.

From the initial developments, the product portfolio has steadily expanded. By 2025, Nam Long and Japanese strategic partners had jointly developed nine projects spanning over 400 ha and comprising more than 20,000 residential units.

According to Ms. Nguyen Thanh Huong, Acting Group CEO, the Japanese partners do not merely act as capital sponsors; they co-own and co-operate the projects alongside Nam Long. From periodic reviews to operational and governance-level exchanges, every decision is collectively considered based on over a century of development expertise from the Japanese partners and Nam Long’s deep local real estate market insight.

Within the Vietnam - Japan partnership portfolio, Akari City stands out as a key milestone showcasing the convergence of Nam Long’s local execution capabilities and the international expertise of Japanese partners. Across 8.5 ha at the Western gateway of Ho Chi Minh City, Nam Long, Hankyu Hanshin Properties, and Nishi-Nippon Railroad created a true “city of light,” delivering a cozy, connected, yet private living environment. Residential blocks are seamlessly connected through internal traffic networks, landscape architecture, and shared amenities.

As the phases of Akari City were progressively handed over, vibrant communities formed. Schools, commercial areas, playgrounds, walkways, and community spaces cater to daily needs, from learning and shopping to sports and socializing. Through this, Akari City stands as a prime testament to execution capability and the commitment to “delivering on genuine promises,” turning a blueprint into a livable and distinctive township.

Building on the momentum of Akari City, the Vietnam - Japan co-creation spirit takes on a different expression at Mizuki Park, aligned closely with its waterfront landscape. Spanning 26 ha, Nam Long, Hankyu Hanshin Properties, and Nishi-Nippon Railroad created an expansive eco-township that harmoniously balances nature and comprehensive amenities.

Over 71 per cent of Mizuki Park’s total area is dedicated to green spaces, canals, Japanese gardens, and public amenities. After more than seven years of development, the township is now home to over 4,000 families, fostering a civilized and tight-knit community amid nature and modern living. In June 2026, Mizuki Park was honored among the “Top 10 Most Exemplary Sustainable Development Projects in Vietnam” at the 2nd Vietnam National Real Estate Awards.

Located along the Vam Co Dong River, the 355-ha Waterpoint township was passionately developed by Nam Long and Nishi-Nippon Railroad. The township is divided into multiple sub-complexes connected through internal infrastructure and a six-layer green park system. Beyond housing, the master plan allocates space for education, commerce, sports, parks, and daily lifestyle services. One among many highlights is the nearly 7,000 sq m Vietnam - Japan Cultural Village, which adds to the green space while offering a unique cultural experience. This facility serves as a symbolic icon of the friendship between Vietnam and Japan as well as a landmark on the collaborative journey between Nam Long and its Japanese partners.

In a multi-hundred-hectare township, amenities must be developed in tandem with community formation and sustained over time. Facilities at Waterpoint aim to serve internal residents while extending value to the broader Ben Luc area. This approach marks a transition from providing housing units to creating a vibrant, long-term operational urban ecosystem across multiple phases. Waterpoint’s recognition in the “Top 10 Most Livable Townships in Vietnam” at the Vietnam National Real Estate Awards 2026 reflects a sanctuary of homeownership that is taking clear shape, operating in reality, and growing sustainably over time.

Located at the Eastern gateway of Ho Chi Minh City, just a 15-minute drive from Long Thanh International Airport - the key infrastructure hub of the Southern Key Economic Zone - Izumi City, sitting on 170 ha, is developed under the “livable integrated township” model. Alongside long-standing partner Hankyu Hanshin Properties, the co-creation partnership with the Tokyu Corporation, starting in 2025, marks a new milestone in Nam Long’s international collaboration strategy. The combined expertise of two experienced Japanese partners - Hankyu Hanshin Properties and the Tokyu Corporation - has contributed to shaping Izumi City into a thriving, modern township meeting the living, learning, and commercial needs of approximately 200,000 regional residents. At the Vietnam National Real Estate Awards 2026, Izumi City was recognized among the “Top 10 Most Potential Commercial Housing Projects in Vietnam.”

At Elyse Island, on 45 ha upon the natural Dai Phuoc Island, the Japanese spirit is reflected by Nam Long and Nishi-Nippon Railroad through planning principles that prioritize privacy, subtlety, and sustainability, ensuring every home serves as a repository of value for generations to come. Onsen facilities, wellness therapies, and the Omotenashi hospitality philosophy put meticulous care, privacy, and a sense of well-being at the core. Combined with the riverfront landscape, these elements foster a tranquil lifestyle distinct from the vibrant pace of townships closer to the city center.

“A well-lit window means a family has begun their life there,” Mr. Nguyen Xuan Quang, Founder and Chairman of the Board of Directors of Nam Long Group, said. Those well-lit windows serve as the most authentic measure of co-creation results. Across every project, the Vietnam - Japan imprint is clearly visible in functioning amenities, growing communities, and spaces that truly offer a sense of belonging.
