Outstanding real estate credit in Vietnam reached VND5.146 quadrillion ($196 billion) by the end of June 2026, up 8.3% from the end of 2025 and higher than overall credit growth, according to the State Bank of Vietnam.

Real estate loans accounted for 25.5% of the total outstanding credit to the economy. Medium- and long-term loans made up 94% of real estate credit, increasing 8.1%, while bad debts in the sector rose 10.5%.

By July 31, total outstanding credit across the banking system had reached VND20.26 quadrillion, up 8.98% from the end of 2025. About 77.3% of the economy's outstanding loans were directed toward production and business activities.

As of the end of June, the on-balance-sheet bad debt ratio of credit institutions stood at 3.31%, down from 3.44% at the end of 2025.

In the remaining months of 2026, the State Bank plans to continue implementing credit measures in line with developments in the macroeconomy, inflation, the monetary market and the economy's capacity to absorb capital.

The central bank will also facilitate commercial banks' lending to rental housing projects, small and medium-sized enterprises operating in priority sectors, and large-scale and key projects with strong spillover effects.
