A striking 97 per cent of the total townhouses and shophouses at Springville, a newly introduced township project, were taken up within just hours of its official launch. The debut event, hosted by international developer Gamuda Land, drew strong interest from homebuyers and investors nationwide.

Shaking up Southern Vietnam’s property market

On the morning of July 6, Springville became one of the most talked-about projects in Southern Vietnam’s real estate scene, setting a new benchmark for sales absorption. This momentum signals an active third quarter ahead, particularly for Nhon Trach, the location of the development and a long-regarded area of potential.

Located on an 18.2-hectare site in the heart of Nhon Trach, Springville brings nearly 2,000 housing units to the market, including townhouses, shophouses, and a high-rise apartment complex. The project offers buyers the chance to secure international-standard homes close to the future Long Thanh International Airport.

Conceived by the Malaysia’s top property developer, the township is designed to meet global airport-town standards. It features over 100 internal amenities, anchored by a central commercial district. The retail heart of the township includes the Spring Market and the multifunctional Spring House complex, set within pedestrian-friendly shopping streets, positioning Springville as a future lifestyle destination in Nhon Trach.

Gamuda Land has also set aside nearly one hectare for healthcare services and more than 4,300 sq m for a kindergarten. Following biophilic design principles, the project incorporates greenery throughout its living environment. Construction is aligned with the developer’s in-house quality framework, GQUAS (Gamuda Quality Assessment System), aimed at ensuring long-term durability and environmental performance, hallmarks of the company’s approach.

Following its official launch, Springville set a new benchmark in the southern real estate market with 97 per cent of its inventory swiftly taken up, an outstanding performance surpassing the average absorption rate for low-rise residential products.

At its launch, the project achieved a significant milestone, with most of the low-rise units absorbed within hours. Even before the public release, Springville had attracted strong market attention following a preview event for strategic partners. Overwhelming demand led the developer to stop accepting reservations after receiving more than 1,400 bookings - three times the number of available units.

The strong absorption rate reflected solid market interest. Many buyers completed transactions ahead of the official launch. The launch event itself drew a sizable audience of prospective buyers, eager to secure properties that combine a promising location, value retention, and growth potential.

Breaking down Springville’s launch success

Experienced investors familiar with the Southern market have attributed Springville’s strong launch to a mix of favorable timing, strategic positioning, and targeted planning.

Springville is located along the frontage of Provincial Road 25B (Ton Duc Thang Boulevard), just 9 kilometers from Long Thanh International Airport. It benefits from proximity to a dense network of transport projects, including the HCMC-Long Thanh-Dau Giay Expressway, National Highway 51, and Road 25C. Several ongoing infrastructure projects, such as Ring Road 3, the Ben Luc–Long Thanh Expressway, and the Bien Hoa–Vung Tau Expressway, are expected to enhance access further. The project is also just 800 meters from Hiep Phuoc Station on the planned Thu Thiem–Long Thanh urban railway, which will link the area directly to central Ho Chi Minh City.

By aligning the perfect timing, strategic location, and strong market alignment, Springville made a striking debut.

Gamuda Land’s tailored sales approach has also been well received. Designed to appeal to a wide range of buyers, from investors to owner-occupiers, the developer introduced six payment plans, with an initial deposit of 10 per cent at contract signing. Payments are spread over 24 to 33 months, with four to ten installments depending on the option. Those using financing can access loans of up to 65 per cent of the property’s value, along with a 24-month grace period on principal repayment.

The incentive program includes direct discounts of up to 12 per cent and a selection of gifts. Distribution agents have described the offering as one of the more competitive on the market, contributing to Springville’s broad appeal. The flexible payment structures also underscore the developer’s financial strength and long-term vision.

The project’s timing added to its draw. Springville is among the few developments in Nhon Trach with full legal conditions in place, including a sales permit from the Dong Nai Department of Construction for future-formed housing units. On-site infrastructure, including internal roads and essential services, is being fast-tracked, with handovers expected to begin in Q2 2027.

Springville’s launch success has not only increased confidence in Nhon Trach’s prospects but also marked a new phase of activity for the area. The development comes at a time when major infrastructure, most notably Long Thanh International Airport, is nearing completion, positioning the township as part of a broader regional transformation.
